    PROJECT SUMMARY

    Active Environmental was appointed as Demolition Contractor by General Demolition to complete the first and second phase of this project. The project required Active Environmental to make safe and secure the original building and then remove the insecure concrete cladding panels.

    The disused building constructed in the early 1960s was used as a commercial department store prior to being emptied. The building structure was a concrete framed system incorporating in-situ reinforced concrete columns supporting pre-cast concrete beams.

    The property was found to generally be in a poor condition. Part of the building had been demolished, the external cladding was defective with protective netting installed and floors three to nine were in a dilapidated or derelict condition with overloaded rubble to four of the floors. This meant the building was structurally overloaded and unsafe. All floors were asbestos contaminated as well as a rodent and pigeon infested.

    To enable safe and secure access to the building, Active Environmental had to construct a complex programme and method of works to allow the safe and effective removal of overloaded rubble and work to decontaminate areas of asbestos contamination.

    Work to each of the nine levels and basement were meticulously planned to enable demolition operatives to work safely alongside asbestos removal operatives ensuring all works were engineered to a high standard and in line with current legislation and industry standards.

    The logistically challenging process was started in February 2016 accessing the building to shore up and decontaminate areas from the bottom up, enabling personnel such as structural engineers and steel fabrication specialists to enter the building and carry out works in this uniquely challenging environment.

    The building fronted the busy high street of Ilford and works progressed with the upmost consideration to public safety and the use of infrastructure surrounding the building. The site also backs onto a rail line which required network rail approval. Active ensured the works were carried out in a safe manner that impacted the nearby residents with minimal disruption.

    In keeping with Active’s safe working policies, the contract at Harrison Gibson Building was completed on track and the second phase of works involving the safe removal of concrete panel cladding form the building exterior and soft stripping the internal of the structure has been finalised with zero reportable incidents, ready for the next phase.
